Preparing your property

Preparing your property to come to the market prior to pictures and viewings will only benefit you in the long run. Do not underestimate ‘kerb’ appeal. Put yourself in the buyers shoes and assess what can be improved before going to the market. Do the gardens need attention? Would the front door and garage door benefit from a fresh coat of paint? Do the windows need cleaning? Could the drive be deweeded? These simple jobs can enhance your chances of obtaining the best price possible for your home.

The first step is to request a valuation. One of our experienced agents will be happy to provide this at no cost. The valuation will be an honest assessment of the best price likely to be achieved in the current market conditions, referencing recent sales of similar properties in the area.

We do not believe in exaggerated pricing as this can cause unnecessary issues later, if the asking price has to be reduced.

On signing the agreement, you will be assigned an advisor, who will stay with you throughout the entire sales process. Our first action will be to advertise your property to a select number of pre-registered Chambers clients. A sneak preview to our VIP buyers frequently results in a successful transaction, achieving a good price and a smooth exchange and completion.

Your advisor will usually conduct viewings and make suggestions on presenting your property in the best way; there are a few easy DIY tips to have your home looking tip top.

In addition to this, we will generate large scale of awareness by advertising your property on the largest property portals, connect with our network of buyers via mail shots, email and our ever growing social media fan base, which is often used as the medium to learn about the latest news.

All offers will be relayed to you as soon as received; your advisor will be able to guide you if you are unsure about whether to accept or hold out for more.

Once an offer has been accepted, the advisor will obtain the necessary signatures and the deposit. Chambers’ extensive network of approved conveyancers can take you through the legal process leading to completion and establish a timescale that suits you.

Final hurdle

Once the offer has been accepted, you will need to give access to the valuer from the building society and possibly a building surveyor as well.

Completion can be a nail-biter, involving tight coordination of payment of the outstanding sum, passing over the keys and finally moving out. Rest assured, we will be on hand to make sure it all goes as smoothly as possible.
