A Guide to our Fees

At Chambers we pride ourselves on transparency and that’s why we publish a full list of associated costs when you’re securing a property through us. Depending on the agreement we have with the Landlord the tenancy charges may vary so we always recommend asking the property consultant managing your offer for a full break down of costs that would be relevant for you. That being said to avoid any unwanted surprises when it comes to signing the contract here is a list of what you can typically expect to pay:

All Fees stated are exclusive of VAT

Administration Fee*  £195 per property
Tenant Referencing Fee  £60 per person
Guarantor** Referencing Fee  £60 per guarantor
Deposit  Typically six weeks rent per property

During Tenancy
All Fees stated are exclusive of VAT
(calculated at 20%)

Change of Occupancy   £240 per person
Renewal Administration Fee  £60 per person

End of Tenancy
All Fees stated are exclusive of VAT
(calculated at 20%)

Check-Out Fee Charge dependant on size of property

The tenancy administration fee includes the administrative costs of preparing our standard tenancy agreement, as well as the administration associated with holding your deposit with The Deposit Protection Service. The cost of referencing includes checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application.  Ordinarily, the check-in fee is covered by the landlord (which includes the costs of conducting an inventory) and the check-out fee is covered by the Tenant; although this can vary. 

Throughout the tenancy and at the end of the tenancy there are other costs that must be covered on top of the rent. These might include:

  • Utilities (gas, electricity, water and telephone)
  • Council Tax
  • Television licence
  • Installation of cable/satellite
  • Insurance (for your own contents)
  • Garden maintenance
  • Professional cleaning of the property
  • Dilapidations
